Common questions about The Cottages of Fort Collins
It’s a top-quality Fort Collins community designed especially with Colorado State University students in mind. The Cottages features a variety of spacious cottages and townhomes plus a full set of community features such as a resort-style pool complex, 24-hour fitness center and more. All just minutes from campus.
Instead of requiring all roommates to sign a joint lease, each person at The Cottages has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your residence are empty, you only pay the rate for your bedroom.
Each resident at The Cottages pays a flat rate that includes:
- Optional furniture package
- Washer and dryer in each residence
- Community features – pool, fitness center, etc.

Nonetheless, The Cottages is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.
The Cottages has electronic locks plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.
