What is The Cottages of Fort Collins?

It’s a top-quality Fort Collins community designed especially with Colorado State University students in mind. The Cottages features a variety of spacious cottages and townhomes plus a full set of community features such as a resort-style pool complex, 24-hour fitness center and more. All just minutes from campus.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The Cottages has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your residence are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at The Cottages pays a flat rate that includes:

  • Optional furniture package
  • Internet
  • Washer and dryer in each residence
  • Community features — pool, fitness center, etc.
  • Street parking

What size are the residences?

The spacious accommodations at The Cottages range from 4 to 5 bedrooms, in two-story cottages and three-story townhomes, with a private bathroom for every bedroom.

Are the residences furnished?

The Cottages are generally unfurnished. An optional furniture package is available including a sofa and loveseat, coffee table, entertainment center and side table in the living room, plus a queen-size bed, dresser, desk and chair in the bedroom. When do the contracts start and end?

The standard term is August 18, 2023 to July 22, 2024, with payments made in 12 equal installments. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to provide a qualifying guarantor (often a parent).  However, a resident may choose to prepay the final 2 installments and request a waiver of this guarantor requirement.  In limited cases, we may also waive the guarantor requirement if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Cottages offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The Cottages?

Your living costs at The Cottages can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Cottages. Normal payment deadlines will continue to apply.

Is The Cottages open to non-students?

Nearly all the residents at The Cottages of Fort Collins are students at Colorado State University and the per-person contracts are also designed with students in mind. Residents/families with children are welcome. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. The Cottages is an Equal Opportunity housing provider and welcomes applications from non-students. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

The Cottages has electronic locks plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

The Cottages is a pet-friendly community, subject to limits on animals and breed. The community is smoke-free in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The Cottages?

Parking is available for all residents at The Cottages, with optional reserved covered spaces also available for a small additional charge. Limited guest parking is available as well.

What other transportation options will I have?

The Cottages provides a private shuttle bus service to the CSU campus, running weekdays 7am to 7pm during the Fall and Spring semesters when class is in session.

Can I see a model residence?
